Domestic Energy Performance Certificates
Energy Performance Certificates (EPCs) are a required part of the sellers Home Information Pack. A valid EPC will need to be produced and included with the property particulars prior to any domestic property being marketed from December 2007.

Non Domestic Energy Performance Certificates
From April 2008 the Energy Performance of Buildings Directive requires buildings other then dwellings to produce an EPC upon construction, sale or rent. The EPC will be known as a 'Non Domestic EPC'. The EPC requirement will come into effect on the following dates:
- 6 April 2008 EPCs required for the construction, sale or rent of buildings other than dwellings with a floor area over 10,000 m2.
- 1 July 2008 EPCs required for the construction, sale or rent of buildings other than dwellings with a floor area over 2,500 m2.
- 1 October 2008 EPCs required on the construction, sale or rent of all remaining buildings other than dwellings.
Most non domestic buildings will be affected by the introduction of Commercial EPCs. These include Shops, Industrial Units, Offices, Hotels, Etc.

Energy Surveys
Energy Performance Survey
An energy assessment of your home will involve both an internal and external inspection of the property. For the purposes of obtaining an Energy Performance Certificate, they can only be undertaken by a fully accredited Domestic Energy Assessor (DEA) or Home Inspector.
When the DEA arrives, they will need to inspect, and make note of, the following property details:
- The year of property construction
- Walls and roof construction
- Signs of wall-cavity insulation
- Energy-saving "green" devices (such as solar panels, for instance)
- Number of double glazed windows and when installed
- Number of open or closed fireplaces
- Make and model of boiler and the type of flue and fuel used
- Number of low energy light-bulbs
- Type of heating system used and controls (wall thermostat etc...)
- Roof insulation and thickness.
- Measure the thickness of the hot water cylinder jacket or foam.
- Check for excessive window area in larger houses and take measurements of conservatories and extensions.
- Note the number of habitable rooms that are heated.
- Measure the internal or external areas ofltaaa the home.
- Sketch and make notes relating to home and room layout
